Terms of Service
1. Introduction
Welcome to RealOS. These Terms & Conditions (“Terms”) govern your access to and use of our platform, including any services, tools, or content provided (the “Service”). By using the Service, you agree to these Terms.
If you do not agree, do not use the Service.
2. Eligibility
You must be at least 18 years old and legally able to enter into binding agreements. You must have the legal right to upload and share any content you submit to the Service.
3. Description of the Service
Our Service allows real estate professionals to upload property photos and data sheets to automatically generate property listing descriptions. The Service may use artificial intelligence and other automated tools, and results are for informational purposes only.
4. User Content and License Grant
You retain ownership of all photos, data sheets, and other content you upload (“User Content”).
By submitting User Content, you grant us a worldwide, non-exclusive, royalty-free, transferable, and sublicensable license to:
- Use, reproduce, process, adapt, modify, and create derivative works from the User Content for the purposes of:
- Providing the Service to you.
- Improving, training, and developing our algorithms and features (revocable).
- Creating aggregated and anonymized datasets for research and development (revocable).
You represent and warrant that you have all necessary rights, licenses, and permissions to upload and license this content to us.
5. Accuracy of Generated Content
We make no guarantees as to the accuracy, completeness, or legal compliance of generated descriptions. You are solely responsible for reviewing and approving any listing description before using it in a real estate transaction.
6. Third-Party Services
We use third-party service providers, including Google, to process and store data. These providers are bound by contractual obligations to protect your data. Data may be processed outside of Canada, where different laws may apply.
7. Acceptable Use
You may not:
- Upload content you do not have the rights to.
- Upload unlawful, offensive, or harmful material.
- Attempt to bypass security measures or misuse the Service.
8. Limitation of Liability
To the maximum extent permitted by Ontario law, we are not liable for any indirect, incidental, special, consequential, or punitive damages, or for loss of profits, data, or use, arising from your use of the Service.
9. Termination
We may suspend or terminate your account at our sole discretion if you breach these Terms.
10. Governing Law
These Terms are governed by the laws of Ontario and the laws of Canada applicable therein. You agree to submit to the exclusive jurisdiction of the courts in Ontario.
11. Changes to These Terms
We may update these Terms at any time by posting the updated version on our website. Continued use of the Service after changes constitutes acceptance.
Privacy Policy
1. Introduction
This Privacy Policy explains how we collect, use, disclose, and protect your personal information in compliance with the Personal Information Protection and Electronic Documents Act (PIPEDA).
2. Information We Collect
We collect:
- Property Data: Photos, data sheets, and details you upload.
- Account Data: Name, email, payment details.
- Technical Data: Device info, IP address, browser type.
3. How We Use Your Information
We use your information to:
- Provide and operate the Service.
- Generate listing descriptions.
- Improve our algorithms and services (including using your uploaded data in training models).
- Communicate with you about the Service.
- Maintain security and prevent fraud.
4. Consent
By uploading property photos and data sheets, you explicitly consent to:
- Our storage of that content.
- Our use of that content to generate listing descriptions.
- Our use of that content to train and improve our services, including AI models (revocable).
- The transfer of your data to third-party service providers, including Google, which may process data outside of Canada.
You can withdraw consent at any time by going to Account > Permissions, but this may limit your ability to use the Service.
5. Third-Party Service Providers
We use service providers (including Google) who may store or process your information outside Canada. We take steps to ensure they provide comparable protection as required by PIPEDA.
6. Retention
We retain personal information only as long as necessary for the purposes stated, or as required by law. Anonymized data may be retained for research and development indefinitely so long as you do not revoke this permission.
7. Security
We implement reasonable safeguards to protect your information from unauthorized access, use, or disclosure.
8. Your Rights
You have the right to:
- Request access to your personal information.
- Request corrections to your personal information.
- Withdraw consent for certain uses.
9. Breach Notification
If a data breach creates a real risk of significant harm, we will notify you and the Office of the Privacy Commissioner of Canada as required by law.
10. Analytics
To better understand the usage of our Service, we may utilize reputable third-party service providers for analytics.
Google Analytics is one of the analytics services we use. It's a web analytics service provided by Google that tracks and reports website traffic. Google uses the data collected to track and analyze the use of our Service, and may share it with other Google services. You can opt-out of having made your activity on the Service available to Google Analytics by installing the Google Analytics opt-out browser add-on. More details about Google's privacy practices can be found at their Google Privacy & Terms web page.

Appendix A – Data Use & AI Training Terms
This Appendix forms part of the Terms & Conditions and the Privacy Policy of RealOS (“we,” “us,” “our”). It describes additional terms governing our use of data you upload to the Service for the purposes of training and improving our systems.
1. Definitions
- “Uploaded Data” means any photos, documents, text, or other content you submit to the Service, including but not limited to data sheets and property photographs.
- “Derived Data” means any output generated by the Service from Uploaded Data, including property listing descriptions, as well as any aggregated, anonymized, or transformed data sets created by us.
2. Ownership and License
You retain all rights, title, and interest in and to your Uploaded Data.
By submitting Uploaded Data, you grant us a perpetual, worldwide, royalty-free, transferable, sublicensable license to:
- Use, reproduce, modify, adapt, process, and analyze Uploaded Data for the purposes of:
- Providing the Service to you.
- Training, testing, and refining our algorithms, models, and features (revocable).
- Research and development to improve the Service and develop new products (revocable).
- Create Derived Data and use it for the purposes above.
This license survives termination of your account, except that you may request deletion of Uploaded Data as set out in our Privacy Policy.
3. Anonymization and Aggregation
Where reasonable, we will remove or de-identify personal information from Uploaded Data before using it for training or improvement purposes. We may combine de-identified data from multiple users to create aggregated datasets, which we may use indefinitely.
4. Third-Party Processing
We use third-party service providers, including Google, to store and process Uploaded Data. These providers may process data outside of Canada.
We take steps to ensure these providers offer comparable protection to that required under PIPEDA.
By using the Service, you consent to such cross-border transfers and processing.
5. Withdrawal of Consent
You may withdraw your consent to our use of Uploaded Data for training and improvement purposes by going to Account > Permissions.
Withdrawal of consent will not affect:
- Any processing already undertaken before withdrawal.
- Our right to retain and use Derived Data created prior to withdrawal, so long as personal, identifiable information is redacted.
6. No Compensation
You acknowledge and agree that you will not be entitled to any compensation or revenue share for our use of Uploaded Data or Derived Data for training, improvement, or other permitted purposes.
7. Survival
The rights and licenses granted in this Appendix survive termination of your account or cessation of your use of the Service, except where revoked in accordance with Section 5.
